How do I know if my main shutoff valve needs replacing?+

Try it. Turn it clockwise until it stops, then check the kitchen tap. If water still flows or the handle won't move easily, the valve is failing. Gate valves over 15 years old should be replaced as preventive maintenance — they fail closed, not open.

How much does shutoff, hose-bib or pressure reducing valve replacement cost?+

Main shutoff valve replacement runs $385–$625 flat. Hose-bib replacement is typically $185–$325. Pressure reducing valve replacement averages $425–$725 depending on assembly. All flat-rate, written upfront on-site — you only pay if you approve.

What's a hose bib and why do they fail?+

The hose bib is the outdoor faucet you screw the garden hose into. They fail from internal corrosion, freeze damage, or a worn packing nut. We swap them for frost-free, anti-siphon models that won't burst when the temperature drops.

How do I know if my pressure reducing valve is failing?+

Banging pipes, fixtures that drip after you turn them off, leaky toilet flappers, and shower heads that lose force are all signs. We hook a gauge to the hose bib — if you're reading above 80 PSI, the PRV needs to be rebuilt or replaced.
